La Villa
La Villa is an old patrician villa that retains the warmth of a house lived in by the owners for centuries.

The Villa - Beds: 8 + 2
The Villa dominates the valley facing the splendid city of Orvieto, providing the most spectacular panorama of Umbria from its rooms, the Belvedere, the Park and from the swimming pool. The Villa has been carefully restored by us, preserving the ancient frescoes in all the rooms and the original furnishings, including the bedroom of Pope Pius IX.
- 1st floor: kitchen, dining room with a large basalt fireplace, a frescoed living room, two double bedrooms - one with a balcony and the original furnishings of Pope Pius IX, the other frescoed and with a mezzanine, furnished with a double bed - each with its own in suite bathroom.
A magnificent frescoed staircase leads to the second floor;
- 2nd floor: Kitchen, communicating with the terrace "between the roofs" (20 square meters) surrounded by greenery, two double bedrooms, both frescoed, with air conditioning, each with its own in suite bathroom.
The distribution on two floors and the availability of two kitchens, allows not only to enjoy the magnificent terrace with great ease, but also to accommodate two groups of friends who want to spend a holiday together while retaining moments of privacy and independence.

- The apartment is located on the first floor of the farmhouse; it is accessed by climbing an ancient external staircase in “basaltina”, the typical stone of the area; about 80 square meters terrace immersed in the countryside. Splendid view from the terrace of the valley and of the city of Orvieto.
- Carefully restored interiors, wall frescos, exposed beams. The farmhouse has a kitchen, a living room with a fireplace and a double sofa bed, a double bedroom and a bathroom.
All rooms are equipped with Wi-Fi

Frequent Questions
- The stays are of minimum weekly duration, usually from Saturday to Saturday unless otherwise agreed, with arrival between 4.30 pm and 7.30 pm and departure before 10.00 am.
- Reservations can be made on the phone (+39 333 2887800 or +39 339 6108632 or +39 388 7465939) and by e-mail, requesting the availability of La Villa for the desired period.
- Once the availability is verified, the Property will confirm it by phone and by e-mail.
- The reservation will be considered confirmed only upon receipt, at the latest eight days after the confirmation referred to in paragraph 2) above, of a deposit equal to 35% of the total price.
- The remaining 65% must be paid by bank transfer at least 40 days before the start of the stay.
- For bookings made within the 40 days preceding the beginning of the stay, the full amount of the total price must be paid immediately.
The maximum number of Guests can not exceed ten (8 + 2) for the Villa and four (2 + 2) for the Casale. It is not allowed for any reason to exceed the maximum capacity.
Upon arrival, the guest must pay a cash deposit of 1,500.00 (one thousand five hundred) euros, which will be returned on the day of departure, after deducting additional costs and any damage to the property.
La Villa is delivered clean and asks the Guest to return it clean and tidy. La Villa will be equipped with linen; for stays longer than a week the linen will be changed every week.
The renunciation must be communicated by phone and confirmed by e-mail. The cancellation costs are as follows:
- 35% of the total, if the renunciation is received at least 40 days before the beginning of the stay;
- 60% of the total, if the cancellation is received from 39 to 31 days before the beginning of the stay;
- 90% of the total, if the cancellation is received from 30 to 11 days before the beginning of the stay;
- 100% of the total, if the renunciation is received within 10 days before the stay.
In the event of cancellation, the Property will offer an alternative period of stay, consistent with current availability.
If, for reasons beyond their control, the Property cannot make the Villa available for the reserved period, the Property will reimburse to the Guest the full amount paid without any other payment is due.
It is the intention and desire of the Property to establish and maintain cordial and lasting relationships with the Guests. Possible, although unlikely, disputes will be resolved by mutual agreement; if this is not possible, reference will be made to the Italian law and the Court of Rome will be exclusively competent.
