The BUON VIAGGIO Estate crowns the top of a hill, commanding one of the most spectacular views in all of Umbria — looking out over the valley below and across to the magnificent city of Orvieto.
The estate comprises an 18th-century patrician Villa, a farmhouse, wine cellars carved into the tufa rock, stables, a centuries-old park and a large swimming pool.
In the nineteenth century, the Villa welcomed among its guests Pope Pius IX (1846–1878). From that time it took on the name that still defines it today — drawn from the words “buon viaggio”, the fond farewell that the faithful would offer the Pope as he left the Villa to return to Rome. In more recent years, the estate has been visited by numerous distinguished figures who, from the park’s panoramic “Belvedere”, have marvelled at the enchanting view over Orvieto — the city suspended between the clouds.
The current owners have lovingly and painstakingly restored both the Villa and the farmhouse, returning them to their former glory while carefully preserving the original frescoes and furnishings — among them the bedroom of Pope Pius IX. The Villa retains the warmth that only a truly lived-in home can offer, and that same warmth extends to every guest who walks through its doors.

The Villa
The beauty of the park and gardens, the breathtaking panoramic views over Orvieto, and the variety of spaces available — both indoors and out — make the estate an exclusive yet versatile venue, warm and welcoming for any occasion: gala dinners, private receptions, graduation celebrations, christenings, birthday parties, conferences and corporate events.
The villa offers 8 bedrooms, including one mezzanine room sleeping four, all with en-suite bathrooms, for a total of 16 to 20 guests.

First Floor
A dining room with a basalt stone fireplace and adjoining kitchen, opening directly onto the park; a spacious sitting room; a Suite (with fine frescoes); two double bedrooms — one with a balcony (the Pope’s Room) and one with a mezzanine sleeping four — all with en-suite bathrooms and air conditioning, and all adorned with frescoes.
A number of the rooms and the portrait of Pope Pius IX were created by the talented artist Cesare Fracassini (1838–1868), also known for painting the curtain of the Teatro Mancinelli in Orvieto.
All the rooms throughout the Villa have been expertly restored, preserving the taste and character of a historic private residence.
The Hall of Mirrors, available exclusively for events and weddings, is equipped with a projector, a retractable large screen, a stereo system and air conditioning.
The grand sitting room and the enchanting blue staircase — which winds its way to the upper floors — are also frescoed and were created in the early twentieth century in the Liberty style; both are available to guests staying at the Villa.
Mezzanine Floor & Second Floor
The Mezzanine Floor comprises two double bedrooms and one twin room, all with en-suite bathrooms and air conditioning.
The Second Floor features a kitchen opening onto a spacious and striking rooftop solarium terrace, nestled among the treetops, along with two double bedrooms — also frescoed — each with an en-suite bathroom and air conditioning. All rooms enjoy sweeping views over the valley.
To complete the experience, during the summer months guests have access to the 18 x 8 metre pool, set in open greenery and surrounded by lawns — a setting of pure relaxation.
The Pool
Completing the summer experience, the 18 x 8 metre pool is a true haven of tranquillity, set in open greenery and surrounded by lawns. Generous in size and bathed in natural light, it unfolds like a private oasis — the turquoise water reflecting the sky and the lush vegetation all around, while the estate’s deep silence accompanies every moment of the day.
Around the pool, the stone sunbathing terrace creates a neat and comfortable space, perfect for moving between a swim, a good book and a quiet rest in the shade of the trees. The sun loungers and relaxation areas invite guests to enjoy the pool at their own pace — in the morning, to soak up the freshest light of the day; in the afternoon, for a restorative dip; and in the quieter hours, to simply take in the atmosphere of the park.
